Application & reservation

How quickly can I move in?

It depends on the situation - for example, whether it’s a new neighbourhood, if someone still lives there, how much refreshing the home needs, or if it’s already empty and ready.

Once the landlord approves and your references are accepted, your tenancy must start within 14 days. You can move in later if needed.

The fastest move-in time is usually about a week.

If you’re choosing a home that hasn’t been finished yet, it could take a couple of months before it’s ready.

What's your reservation process?

We’ll clearly explain when any payments are required as part of the reservation process, so you know what to expect.

Step 1
Found your perfect Helgi home? We’ll help you make an offer and get things moving. Before starting the online form, please have ready:
• Passport copies for all residents and guarantors.
• Proof of address for all residents, including permitted occupiers.
• Right to Rent share codes (if you’re not British or Irish) – more details here.

Step 2
Once your offer is agreed (subject to acceptable references), we’ll ask for a £250 holding fee to reserve the home and referencing will begin immediately. You’ll need to be able to move in within 14 days of landlord approval following acceptable referencing (subject to unit availability). All residents and guarantors will complete referencing with our partner, and we’ll share key documents so you know what to expect.

Step 3
After acceptable references are received, we’ll ask you to:
• Pay the security deposit (equivalent to five weeks’ rent) or choose our deposit alternative option, subject to separate terms and conditions
• Complete our direct debit form so that we can collect rent from month two onwards.
• Arrange for all required parties to sign the tenancy documentation.

We’ll then finalise everything. Final signed tenancy documents will be shared once everything is complete.

Step 4
You’ll pay the first month’s rent (minus the holding fee), and we’ll book your check-in. Please bring original passports for all residents, including permitted occupiers, to your check-in appointment.

Step 5
You’ll receive a welcome email and an invite to the Helgi app, where you can manage everything easily. That’s it - you’re in!

What deposit will I need?

We offer flexible options for deposits to help make moving in more manageable:

  • Option 1 - a conventional deposit equal to 5 weeks rent
  • Option 2 - a deposit alternative scheme whereby residents pay a fee of just one weeks rent, helping to reduce moving costs - subject to T&C's.

What affordability criteria do you have?

Our affordability requirements are that the annual household income is at least 30 times the monthly rent.

Do you accept guarantors?

Yes. They’ll need to form part of your application and are bound by the same responsibilities as residents.

Living in your home

Are pets allowed?

Yes. We have pet friendly homes subject to availability and welcome most pets (not rodents). You’ll need to complete our pet form and agree to our terms, but there’s no extra cost.

Is smoking or vaping allowed?

No, smoking or vaping is not permitted in any of our homes/buildings. All neighbourhoods have designated outside smoking areas.

Can I house share?

Yes, in many circumstances. We don’t offer house shares on a room only basis, but you can get together with friends/family and form a tenancy together. You’ll be jointly and severally liable to the terms of the agreement. The maximum number of occupiers is four. If that’s something you want to explore, get in touch.

Home customisation

Can I redecorate?

Absolutely, but you'll need to request permission and agree the details with us in advance.

You will be responsible for returning your home back to the same style/colours prior to moving out and to the same condition/standard. You’re welcome to attempt this yourself, or we can help find someone that can do it for you.

Can I hang pictures and fix things to the walls ?

Yes. Please be kind to the walls. You’re responsible for returning them back to good condition before moving out, although fair wear and tear is acceptable.

Property features & amenities

Do your homes have parking and EV charging?

All our homes provide enough parking for one car per property and EV chargers are available within all neighbourhoods. Some of our neighbourhoods have disabled bays, please contact us if you need more details.

What’s included within the home?

All homes are provided unfurnished. Some of our homes come with kitchen appliances incluidng dishwashers. However each individual home varies, and details can be found the individual property listing.

Can I choose my utility provider?

Yes. You are free to choose who supplies your gas, electricity and broadband. However, some of our neighbourhoods include complimentary, ultrafast fibre broadband meaning you don't need to worry about arranging this yourself.

Repairs & support

How quickly do you resolve issues?

We have four categories and will prioritise each issue individually. Our resolution times are:

  • Emergency 4 hours
  • Critical 24 hours
  • Urgent 48 hours
  • Non urgent 10 days

Once you've moved into your Helgi home, you'll be given access to a welcome pack which provides further details.

Accessibility

Do you have properties suitable for wheelchair access?

Some of our properties have wider access and doorways and some buildings have lifts. Please enquire and we’ll happily listen to your needs and help find the right home for you, where possible.
